How the Home Equity and LTV Calculator works
Equity = home value − mortgage balance. LTV = mortgage balance ÷ home value × 100. The amount you could borrow = home value × lender maximum combined LTV − current balance, never below zero. Many lenders cap combined LTV at about 80 to 85 percent, and an LTV of 80 percent or less usually lets you drop private mortgage insurance. Example: A $450,000 home with a $300,000 mortgage has $150,000 of equity and an LTV of 66.67 percent. With an 85 percent combined LTV limit you could borrow about $82,500.
